ISG Jackson to build new Travelodge

Suffolk-based ISG Jackson has secured an £8 million deal to build an 81-bed Travelodge hotel, 12 residential apartments and 26,000 sq ft of retail and restaurant space on the former Army & Navy pub site on the edge of Chelmsford town centre. Awarded by Turnstone Estates, the project will see construction on a 1.4 acre plot at the prominent Parkway intersection, carrying a range of architectural finishes to the building’s façade.

The scheme is designed to be highly sustainable and features a rainwater harvesting system and incorporates a photovoltaic installation at roof level to generate electricity.

Retail units on the ground floor will vary in size from 500 sq ft to 10,000 sq ft in size and restaurant chain, Frankie & Benny’s, is already a confirmed tenant at the development.

The 12 apartments occupy the first and second floors of the new building and all come in two-bedroom configurations, with balconies and high specification finishes. The apartments have been designed to be environmentally efficient and conform to an EcoHomes ‘Very Good’ standard.

ISG Jackson will also create a large car park at the rear of the development, with the project scheduled for completion by early 2009.

Waterbeach unit let
Following complete refurbishment, Bidwells has completed the letting of Unit 5, Denny End, Waterbeach, to AIM Composites.

AIM Composites already occupies around 50,000 sq ft of space at Pembroke Avenue in Waterbeach and this additional 4,500 sq ft industrial facility gives AIM space to expand its current operations.

n A 3.65 acre site at Drove Road, Gamlingay, has been let to furniture company Anglo Eri Ltd, according to agents Bidwells.

Harvey Bibby of Bidwells says: “The property benefits from extensive concrete hard standing which will be a great advantage to Anglo.

“There is the possibility of further development, subject to planning.”

Bar Hill warehouse available to let
A large distribution warehouse at 23 Trafalgar Way, Bar Hill is now fully refurbished and available to let, according to agents Bidwells.

Following acquisition, landlord Legal & General has undertaken an extensive refurbishment programme to provide a state of the art facility in close proximity to Cambridge city.

Harvey Bibby, industrial agent at Bidwells, says: “We are expecting strong interest in the property due to its good location and rare size.

“The unit is close to local amenities, and only a stones throw from the A14, which is about to be widened to further improve accessibility to the region.

“At 48,500 sq ft the unit is one of the largest of its type in the area.The unit is suitable for warehouse and light industrial uses, benefiting from a minimum eaves height of 5.37m and four loading doors.”
