Ramboll Whitbybird, a market leading property engineering consultancy,
has taken a 5,300 sq ft office suite at Leda House, one of the most
prominent buildings on Station Road, Cambridge.
Leda House has now been fully let by Savills Cambridge on behalf of Ashwell Property Group. Having undergone a complete refurbishment, the last remaining suite at the scheme was let within days of completion to Ramboll Whitbybird on a new lease at a starting rent of £22 per sq ft. Leda House measures 21,000 sq ft in total and other occupiers include Mott MacDonald. Rob Sadler, head of Commercial Agency for Savills Cambridge said: “Leda House occupies a prime position in Cambridge and benefits from being minutes from the main train station. This, combined with its modern refurbishment, appealed to many occupiers. “In the city centre we have experienced a good deal of activity from professional firms positioning themselves to take advantage of the new pipeline developments, particularly CB1. Hence we have seen a plethora of deals on the secondary stock with sub-10 year terms and breaks, Leda House being the most significant of the year to date. “Prime rents in the city centre remain untested since 2005, however given the current activity and interest on both secondary and pipeline schemes we could see these attract £25 per sq ft or more. Looking into the next 12-24 months, new build developments could achieve rents above £27.50 per sq ft.” Whitbybird merged with Nordic engineering firm, Ramboll, in August 2007 to create a leading European consultancy with over 6,000 combined staff and 116 Nordic and UK offices. Recent projects have included the Okhta Centre Tower for Gazprom in St Petersburg, the Ferrari Experience in Abu Dhabi and a new stadium for Liverpool FC. Clients locally include Norwich Union, the University of Cambridge, the Wellcome Trust and University of East Anglia.
