Cheffins Commercial and DTZ are marketing nearly 270,000 sq ft of warehousing and office space in and around Saffron Walden on behalf of Willis & Gambier, the furniture manufacturer, which is relocating its warehouse and distribution operations to Kingston Park in Peterborough.The space comprises three of the largest warehouses to come on the market in the Cambridge sub-region in recent years and offered at an economical rent. The largest is nearly 100,000 sq ft situated within the Ashdon Road commercial centre just to the northeast of Saffron Walden town centre. The property is a large steel framed industrial/warehouse building constructed in a number bays with external circulation and loading areas. The minimum internal height is around 7.63 m, with 10.7m internal height in part, ideal for storage accommodation. It also provides ground floor offices and staff facilities at the front of the premises. The property is available by way of a sublease at a rent of £248,850 per annum (i.e. around £2.50 per sq ft per annum exclusive). The second property totals nearly 93,000 sq ft including a warehouse area of 78,900 sq ft and a self-contained office block of 11,022 sq ft, plus other ancillary buildings, located on Radwinter Road, a main arterial route into the town centre from the east. The property is offered to let either as a whole by lease assignment or new sublease at a current rent of £368,800 per annum, or, alternatively, by sublease of substantial parts of the premises. Short term lets would be considered. The warehouse accommodation is offered at £3.25 per sq ft. The third is 68,717 sq ft at Elsenham some seven miles south of Saffron Walden and about two miles north of Stansted Airport. The warehouse has an eaves height of 5.27 metres and is accessed via three sliding loading doors in the front loading elevation. The property has a single storey office building at the front left hand corner. The premises are available by way of a sublease at a rent of £257,750 per annum (i.e. around £3.75 per sq ft per annum exclusive). Ben Sole of Cheffins is handling the marketing and says: “Willis & Gambier is a fast growing furniture retailer which is consolidating its operations, now in five warehouses across three sites in Essex, to a single larger facility. “The firm employs around 150 people in the UK – 100 of which are warehouse based and will all be relocated to Peterborough. The 50 office-based workers will remain in Saffron Walden.”
