Wrenbridge, the Cambridge property development company, has sold Plot 500 at its Gateway 11 Business Park, Wymondham, Norwich.

Wrenbridge has entered into a JV agreement with a local property company to develop the 1.25 acre site, which has planning permission for two detached, grade A office units of 10,000 sq ft and 5,000 sq ft, with associated parking and landscaping.

Further offices are planned on the apex of the park where designs for a 43,000 sq ft office village, comprising of four buildings, are currently being drawn up. Planning permission is still in progress but Wrenbridge is already in discussions with a number of occupiers for both pre-let and pre-sale opportunities.

The planned office developments add to a string of activity on the park including the new 26,000 sq ft Focus Retail Warehouse which is under construction and due to complete at the end of the year.

The new deal will accompany existing occupiers at the other end of the park including Norfolk Constabulary, Williams Lea, the Post Office and Jewel Aquarium

Ben Coles, development director at Wrenbridge said: “We are not surprised by the early popularity of the proposed offices given the prominent location of the park, ideally situated to the south of Norwich and adjacent to the A11.

“Paired with the limited land supply nearby and the strong line up of existing occupiers including Norfolk Constabulary, The Post Office and East Anglian Car Auctions, we expect occupier demand to remain strong.”

Ewen McLeod, responsible for the proposed office village, added: “Having been involved with the business park for over 10 years we are delighted to be taking the development to the next phase.

“The park’s occupiers have already provided a huge boost to Wymondham’s economy and we hope to grow this further with the introduction of further occupiers to the location.”
