A computer generated image of the new Laboratory of Molecular Biology (LMB) in Cambridge Two new high quality self contained office buildings, totalling 18,212 sq ft, are to be developed in Newmarket by Hamilton Land and will be available to let or buy through Jeffersons Commercial.
July Court will be situated on Willie Snaith Road, less than a mile from the A14 and 1.5 miles from the town centre.
The two-storey buildings will offer open plan accommodation, set within a landscaped courtyard development, which includes up to 70 parking spaces.
Each building will be divided into two offices, which can be let as a whole or floor by floor basis. 1 July Court will offer space from 1,636 sq ft-8,632 sq ft and 2 July Court from 1,980 sq ft to 9,580 sq ft.
Features will include air conditioning, LG3 recessed lighting, eight person lift, kitchen/disabled facilities and high quality finishes.
Nearby occupiers include Arcadis, Davis Group Plc & National Farmers’ Union. Studlands Retail Park (Homebase/Netto/Halfords/Pets At Home/CarpetRight) & Tesco are all within a short walking distance. Rent and prices are available on application via the scheme’s agents, Jeffersons.
Says Johnny Goodman of Jeffersons: “This is an excellent opportunity to buy or let a well located new office of the highest quality. There has recently been a shortage of Grade A office accommodation in the area, so this should help plug a much needed gap.”
