Proposals for a £30 million redevelopment to continue the regeneration of Ipswich docks and preserve a historic brewery have been put to local planners.The development is being promoted by Pigeon Investment Management Ltd on behalf of Cliff Quay Development Ltd.
The scheme, centering on the former Grade II listed Tolly Cobbold Brewery, aims to provide 48 residential flats, a hotel, a health and fitness club, a medium-sized supermarket and other commercial and retail units. The project could generate up to 400 jobs.
Clive Thompson, a consultant with Pigeon, the Bury St Edmunds property company, said: “This is work in progress leading to a formal application for a scheme to redevelop this part of the waterfront. The plans represent an opportunity to continue the regeneration of the area, bringing environmental and financial benefits to this part of Ipswich and the town as a whole.
“This scheme is intended to restore and preserve a prominent local landmark, the Tolly Cobbold Brewery, and bring it back into beneficial use. It is a unique feature in the town and echoes the long industrial heritage of Ipswich. The intention is that the brewery building should accommodate a lively mix of public uses, such as speciality outlets, design and craft activities, gallery and performance space and a possible brewery-themed visitors’ centre and micro-brewery.
“The improvements to the listed brewery building are assisted by a commercial return from a proposed food supermarket and other new developments adjacent to the site,” he said. The supermarket will be a medium-sized outlet which is suitable for local needs.
