Cereal thriller as £13 million farm is sold

The Brook Hall Estate, Long Melford, Suffolk

Savills has sold The Brook Hall Estate, Long Melford, Suffolk – the largest farm to be sold in the county in the last year.

The 1,441.88 acre estate, two miles south-west of Long Melford in the River Stour Valley, was offered for sale as a whole or in eight lots with offers in excess of £13 million invited.

Savills says the majority of the estate has been sold for over the guide price.

Tim Cooper, head of Savills rural agency in Chelmsford, said: “Brook Hall is one of the finest residential farming estates to have come to the market in East Anglia for many years.

“It is a fantastic quality cereal farm with good grain storage, beautifully refurbished period farmhouse with award winning gardens and high quality arable land. The majority of the estate was purchased by a non-farming buyer.

“We have seen an increasing trend of non-farming buyers come into the market that are competing with farmers for estates like Brook Hall. The non farming buyers are looking partly for IHT reasons but also looking for a safe haven to invest in these turbulent economic times.

“Land prices have now topped £9,000 an acre in Essex and across East Anglia in some areas land is achieving up to £10,000 an acre.”
