Savills Cambridge awarded Northstowe Phase 2 contract

Homes England Northstowe

Savills Cambridge has been awarded a contract to advise Homes England on Phase 2 of the Northstowe development – the UK's biggest new town since Milton Keynes was opened in 1967.

Some 350 homes have already been built and are occupied on phase one of the Northstowe scheme to the north west of Cambridge.

The Government's national housing agency, Homes England, is leading the delivery of the next two stages, which includes developing the town centre and building 8,500 homes by 2040.

Savills Cambridge Development and Savills Public Sector Land teams will now provide consultancy and disposal advice on the remainder of phase two, which includes residential schemes and the delivery of the town centre.

The teams will offer guidance on the timing of the town centre development in relation to the residential units and will also look at how the mixed use aspect – including retail, leisure and community facilities – meets changing market conditions.

Abigail Jones, associate director in the development team at Savills Cambridge, said: “Northstowe is a major new development in the heart of our patch. The town centre will be the focus of life within Northstowe with the opportunity to create a vibrant and distinctive identity.

“We’re looking forward to being able to play a part in that – using our knowledge and expertise of the region to ensure we deliver the best results possible for all concerned.”

Alex McKinlay, director and head of Public Sector Land at Savills, added: “We are delighted to be advising Homes England on its flagship scheme at Northstowe. We look forward to working collaboratively with the agency in achieving its goal of accelerating housing delivery across the region.”

The marketing of phase 2b, a residential parcel comprising approximately 250 dwellings with 40 per cent starter homes, is now underway alongside the inception stages of the town centre strategy delivery.

The area is set to become the largest new town since Milton Keynes, with more than 10,000 new homes proposed overall.

Mike Goulding, head of Strategic Land at Homes England, said: “At Northstowe we’re developing a community that will provide the homes, infrastructure and facilities people in South Cambridgeshire need.

“Strong local partnerships are key to the project’s success, so we’re pleased to have Savills join us and look forward to working with them on the next steps for the development.”
