Howard Group starts development of Unity Campus in Cambridge

Construction of a £20 million innovative multi-let business space situated at the heart of Unity Campus in South Cambridge has begun. 

The Works represents the first phase of a significant investment by Cambridge-based Howard Group to create a new campus style business park in South Cambridge. The Works will provide 63,000 square feet of flexible, modern business space, within the footprint of the former industrial building which currently occupies the site. 

It will incorporate the pre-cast concrete frame of the original building which will be transformed by world-renowned architects NBBJ into top quality contemporary office and R & D space, with an industrial aesthetic and best in class design. 

The two-storey offices will be connected by a 100-metre-long, covered central ‘street’, which will include amenity and break-out spaces, designed to promote engagement and collaboration among occupants.

With practical completion of The Works expected in late 2019, Howard Group has already completed the first 7,500 sq ft pre-let. Additional suites in The Works are available from 5,000 sq ft upwards and can be configured to suit tenant needs.

“South Cambridge has a huge number of occupiers looking for something a little different to the institutional office stock available, that will help them to both recruit and retain talent and inspire and engage their workforce.  

“The Works is the first stage of our masterplan for Unity Campus. The ultimate aim is to create a new kind of business park, with striking architecture, grade A infrastructure, a pedestrian and cycle friendly circulation space and excellent amenities both internally and externally.”
