Newmarket new-build offers regional HQ style offices for pre-let or sale

July Court Newmarket Willie Snaith Road

Two new-build office properties in Newmarket, totalling 20,128 sq ft offer a rare pre-let or pre-sale opportunity in the current market, according to the agent Barker Storey Matthews.

Under instruction from developer Hamilton Land, Barker Storey Matthews is positioning the office properties, July Court on Willie Snaith Road – in the town’s established office business district – as ideal for regional headquarters use in referencing proximity to recently upgraded A11, M11 and A14 (J37) interchanges.

Nearby regional HQ occupiers include East of England Ambulance Service, National Farmers Union (NFU), Mattioli Woods, Edmundson Electrical, Cambridge University NHS Hospital Foundation Trust and Bluefin.

The two self-contained buildings at July Court are on a prominent corner plot and offer high quality, modern office accommodation across two storeys with up to 70 car park spaces. Buildings 1 and 2 comprise 9,578 sq ft and 10,550 sq ft, respectively, and both are set within a landscaped courtyard.

Class B1 use (i.e. offices, research & development) planning consent has already been granted for July Court although Barker Storey Matthew suggests the buildings may be suitable for alternative uses such as medical or hotel, subject to planning permission.

July Court is being offered for pre-let or pre-sale as individual buildings.

Ben Green, director, Barker Storey Matthews – who is leading the July Court instruction from the property agent’s Cambridge office – said: “This is a rare new-build opportunity along the Newmarket-Cambridge A14 corridor which has fast access to Cambridge, Stansted Airport and London via the A11/M11 as well as the east coast ports.

“The chance to own the freehold of modern offices in a principal business location in the Cambridgeshire/Suffolk border area is likely to appeal to an investor purchaser or as a SIPP investment fund.”
